Set between the city centre and the south bank of the River Wear, adjoining the former Vaux Brewery site, this 5 ha (12.36 acre) site will be a superb location for new homes and office development.

Proposal:

  • 5 ha Brownfield land regenerated
  • Approximately 500 new jobs
  • New office space
  • New homes
  • Ancillary retail
  • Public Boulevard

This highly prominent site lies west of the former Vaux Brewery, immediately beyond the Galley`s Gill park area. The proximity of this site to the River Wear underlines its importance among Sunderland arc ’s development priorities. The strategic importance of the river corridor to local people and the impression this area makes on visitors to the city will be crucial to Sunderland’s future success.

The site offers a dramatic commercial opportunity at an important gateway to the city centre.  Developer CTP Ltd was appointed as preferred developer to deliver the first phase of Farringdon Row, with planning permission for a hotel, offices and apartments. Due to dramatic changes in the economy CTP were unable to secure development finance to proceed with their scheme. The Development Agreement with CTP was therefore terminated. However, the arc and its partners are now working closely with Her Majesty's Court Service to secure a multi-million pound courts complex on the site. It will provide magistrates, county and crown courts services. A high quality landmark building in the region of 14,000 sq m is envisaged, incorporating the highest standards of environmental sustainability.

The remainder of Farringdon Row is likely to be brought forward for residential use once market conditions and viability improve.
