The former glassworks site constitutes the majority of the Lisburn Terrace Triangle redevelopment area allocated in the City's Unitary Development Plan (UDP) for mixed-use development.

The proposal is for a housing-led, mixed-use scheme with an emphasis on family housing. 

Sunderland arc is working closely with site owner St. Modwen Developments Ltd to ensure the plans brought forward are in line with the city’s aspirations for the site. St. Modwen proposes a housing-led mixed-use scheme with an emphasis on family housing. The arc is also assisting St. Modwen to develop a strategy to ensure adjacent landholdings outside their current ownership can be incorporated in the future as part of a comprehensive redevelopment of the area.

A planning application is expected to be submitted in 2009 with a start on site in 2010.
